Eile toimunud \u00c4rip\u00e4eva konverentsil tutvustas ka koolitajana tegutsev Leanika J\u00e4rve ideid, mis aitaksid maakleritel paremini m\u00fc\u00fca.<\/strong><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">Kuidas saada rohkem kliente?<\/h2>\r\n\r\n\r\n\r\n<p>K\u00f5ige suurem hirm on kindlasti, et kust saada kliente? Ikka r\u00e4\u00e4gitakse uutele maakleritele, et kui te j\u00f5uate kaugemale, olete kauem t\u00f6\u00f6d teinud, hakkab soovitusi iseenesest tulema. Ma pole sellega n\u00f5us \u2013 et \u00e4ri kasvaks, peab kogu aeg kliente otsima!<\/p>\r\n\r\n\r\n\r\n<p>On mitut t\u00fc\u00fcpi maaklereid, sealhulgas tehingup\u00f5hine maakler ja kliendip\u00f5hine maakler. Tehingup\u00f5hine maakler keskendub k\u00e4esolevale hetkele, kliendip\u00f5hine maakler suhtleb aga pidevalt k\u00f5ikide oma klientidega, nii uute kui vanadega, et saada ka tulevikus kliente. Tehingup\u00f5hine maakler l\u00f5petab kliendisuhte notaris k\u00e4imisega \u00e4ra \u2013 tehing on ju tehtud ja vaevalt, et see inimene l\u00e4hiajal uut tehingut tahab. Selle andmebaasiga tulebki pidevalt tegeleda. Iga kliendiga tuleb teha v\u00e4hemalt kaheksa kontakti aastas! V\u00e4ga paljud m\u00fc\u00fcgi\u00e4ri inimesed on lihtsalt tellimuste vastuv\u00f5tjad, agressiivsed ootajad nagu \u00f6eldakse\u2026 Aga me peame oma kliendibaasi haldama.<\/p>\r\n\r\n\r\n\r\n<p>Kliendibaas pole mingi suvaline meililist, see pole ka igal poole vedelevate post-it-ide kogumik, see on suhetep\u00f5hine andmekogu. Mida rohkem t\u00f6\u00f6d te selle andmebaasiga teete, seda rohkem hakkab vihjeid tulema. Hallake oma kliendibaasi pidevalt. Jah, kliendibaasis v\u00f5ib olla inimesi, kes ei tee teiega mitte kunagi mitte \u00fchtki tehingut. Aga ta soovitab teid uutele klientidele.<\/p>\r\n\r\n\r\n\r\n<p>K\u00f5ige olulisem ongi olla j\u00e4rjekindel. Kui te olete liiga v\u00e4he kontaktis, siis ta unustab teid \u00e4ra ja ta ei saagi teid soovitada!<\/p>\r\n\r\n\r\n\r\n<p>Minu n\u00f5uanne \u2013 kui keegi on teid kliendile soovitanud, siis alati t\u00e4nage seda soovitajat! Miks? Sest ta j\u00e4tkab soovitamist! Kui ta on \u00fche juba soovitanud, on suur t\u00f5en\u00e4osus, et ta soovitab veel. Viige ta l\u00f5unale, saatke talle kinopilet \u2013 suhelge ja t\u00e4nage konstantselt.<\/p>\r\n\r\n\r\n\r\n<p><strong>20% baasist toob 80% \u00e4rist<\/strong><\/p>\r\n\r\n\r\n\r\n<p>Kui suur peaks see andmebaas olema? See s\u00f5ltub paljudest asjadest, baasis v\u00f5ib olla 300, v\u00f5ib olla ka tuhat inimest, kuid kindlasti peaks iga n\u00e4dal sinna baasi lisanduma 10 uut inimest. Arvestage, et 20% selle andmebaasi liikmetest toodab 80% \u00e4ri.<\/p>\r\n\r\n\r\n\r\n<p>Pange hakatuseks kirja k\u00f5ik vanad kliendid, k\u00f5ik s\u00f5brad, sugulased ja tuttavad. Sealt tuleb v\u00e4ga palju kliente tagasi. Inimesed ju liiguvad, teevad uusi tehinguid. OK, kaheksa kontakti aastas on ehk palju, aga viige ta n\u00e4iteks kord aastas l\u00f5unale, helistage, suhelge. Ja pange t\u00e4hele \u2013 e-mail pole suhtlus, see on infovahetus!<\/p>\r\n\r\n\r\n\r\n<p>T\u00e4nap\u00e4eva maakler peab olema personaalne.
